Overview

This beautiful and very comfortable villa is located in the little town of Fabbrica di Peccioli where you will find several shops and coffee bars all in close walking distance from the villa. Accommodating 10 (+3) persons, the house measures 400 square meters over two floors and the location of this vacation home is ideal for visiting the most important cultural and artistic centres of Tuscany.

Suitable for large families, groups of friends or anyone who wants to combine exploring the art cities with quiet days lounging by the pool, also wine connoisseurs and foodies (because of the well equipped kitchen). Local activities include walking, swimming, wine tastings and sightseeing. Sleeps max.10 persons + 3 persons on extra beds.

On the ground floor is a twin bedroom and a bathroom with shower. On the 1st floor, which is reached via a stone and wrought iron staircase, a corridor leads to two double bedrooms, and a second corridor leads to two twin bedrooms (in three of these rooms it is possible to add a single bed for children); and on this floor there is 1 bathroom with bath tub and 1 bathroom with shower.

Air conditioning is in the bedrooms only.

Outside Space

The terrace is near the kitchen and living room and is reached via two arched French windows. There is the garden with a stone floored loggia furnished with table and chairs for al-fresco dining and comfortable sofas, shaded by a hundred year old wisteria.

From a tiled staircase, the lower garden with two imposing lime trees is reached, behind which, protected by a wall providing absolute privacy, is the swimming pool which overlooks a stunning panorama. The pool dimensions are 12 x 4 metres with a depth 1.30 metres and with Jacuzzi relax points, sun beds, umbrellas, gazebo, children’s playground with swing, table tennis. There are spectacular views of vineyards, olive trees and hills all the way to the marvelous city of Volterra. Secure parking.

There is a local tourist tax for villas in the district of Panzano and Greve, the cost is 2.00 Euro per person per night for a maximum of 7 nights and it is payable locally, the charge is applicable to all guests aged 14 years and over.

Additional services payable to the property manager are:-heating (€ 5.50 per unit/cubic metre), local produce on sale (wine, olive oil, honey,etc), Tuscan dinner upon request.

Pets are allowed upon request,€50 per week.
