Overview

Villa Rosa is an attractive stone house that is set in the heart of the countryside, yet is within easy reach of the lovely hilltop villages of Casale Marittimo, Guardistallo and Montescudaio. Lovingly renovated by its owners, it offers spacious and comfortable accommodation on two levels in the main villa, for up to 10 persons and in the separate annexe, when there are an additional 2 persons in the party. Its character and natural ambience has been retained, with beautiful tiled floors, stone walls and vaulted ceilings, and this has been combined with a very pleasing décor, throughout.

Living Areas

Main villa - Ground floor – Entrance hall, two living areas with Satellite TV, Stereo system, WIFI, wood-burning stove, air-conditioning and doors to terrace, dining area with air-conditioning unit and doors to terrace, “country” kitchen with electric oven & gas hob, microwave, dishwasher, air-conditioning, breakfast table and chairs, utility room with washing machine and tumble drier, 1 cloakroom.

Bedrooms and bathrooms

First floor – 1 bedroom with “four-poster bed”, air-conditioning and en-suite full shower room, 2 double bedrooms, both with air-conditioning and en-suite full shower room, 1 twin bedroom with air-conditioning and up one step to en-suite full shower room, 1 further twin bedroom with air-conditioning and en-suite full shower room.

Exterior access to annexe – 1 double bedroom with air-conditioning, doors to two terraces and en-suite shower room - only applicable when booking the rate that includes the annexe.

Outside Space

Doors lead out from the living/dining area to a pergola covered terrace, with table and chairs, and a built-in barbecue for alfresco dining.

The swimming pool is heatable and to be advised with a minimum of 3 weeks’ notice if required. The pool will be heated to a max of 27/28 degrees.

The swimming pool has pool safety fencing which can be removed if not required.

Other Items

The first cot and highchair are available on request, provided free of charge. Any further cots and highchairs, are available on request, at a supplementary charge.

The villa will be cleaned and fully prepared for arrival. There will be a light clean and change of bed linen & towels after 7 days.

Pool towels, available on request a supplementary charge.

Final cleaning charge of 350 euros at the end of the stay. When booking including the annexe, the final cleaning charge will be €390.

Air-conditioning & Central heating, available on request, at a supplementary charge - charge based upon consumption. AC at 0.90euros/click & Gas for CHT at 6.50 euros/m3 gas.

The swimming pool is open from 17/5/25 until 27/9/25.

Please note that from the beginning of September to end of December it is the hunting season in surrounding area.

Note - Tourist tax is not included in the villa rental rate. It varies per area and will be advised by the villa owner & local agent on arrival & check-in at the villa accordingly, this charge is applicable to all guests aged 14 yrs and over.
