On the ground floor are the living, dining and kitchen areas as well as a sunroom which overlooks the garden and swimming pool.

It is lovely property for a large family or party wishing to holiday together but looking for independence in the layout of their accommodation, with two bedrooms on the ground floor and the remaining four bedrooms on the first floor.

Just a short drive to the lovely hilltop villages of Casale Marittimo, Guardistallo and Montescudaio when dinner out calls!

Ground Floor - 2 twin bedrooms, both with air-conditioning and en-suite full shower room.

First floor – 1 bedroom with “four-poster bed”, air-conditioning and en-suite full shower room.

1 bedroom with “four-poster bed” and in room wash hand basin & shower cubicle and separate toilet & bidet.

Outside Space

Doors lead out from the living/dining area to a pergola covered terrace, with table and chairs, and a built-in barbecue for alfresco dining.

The swimming pool is heatable and to be advised with a minimum of 3 weeks’ notice if required. Available on request, at a supplementary charge - charge based upon consumption.

The pool will be heated to a max of 27/28 degrees.

The swimming pool has pool safety fencing which can be removed if not required.

Other Items

The first cot and highchair are available on request, provided free of charge. Any further cots and highchairs, are available on request, at a supplementary charge.

The villa will be cleaned and fully prepared for arrival. There will be a light clean and change of bed linen & towels after 7 days.

Pool towels, available on request a supplementary charge.

Final cleaning charge of 390 euros at the end of the stay.

Air-conditioning & Central heating, available on request, at a supplementary charge - charge based upon consumption. AC at 0.90euros/click & Gas for CHT at 6.50 euros/m3 gas.

Note - Tourist tax is not included in the villa rental rate. It varies per area and will be advised by the villa owner & local agent on arrival & check-in at the villa accordingly, this charge is applicable to all guests aged 14 yrs and over.
