Overview

Villa Giacinto is a lovely traditional Tuscan farmhouse situated in a panoramic location about 2 km from the medieval town of Panzano in Chianti. The villa is rented as a 7 or a 6 bedroom property. The main house has 6 bedrooms and the annexe a further 1 bedroom. The main house has two fully equipped kitchens and spacious dining room and three living areas. The annexe is a full suite with bedroom bathroom kitchen and living space

The different parts of the property are not rented out to different groups. The entrances of the two parts of the villa are adjacent at the main house and the barn is only 10 metres from the main house. The six bedroom rate is for the main house only, the seven bedroom rate includes the separate barn as well as the main house. There are are screens at all bedroom windows, fans in all bedrooms, table tennis and boccia (boules) court available.

Living Areas

Part 1 of the villa- kitchen with fireplace and appliances including a refrigerator, oven, dishwasher, American coffee maker, toaster, microwave, tea, kettle. Spacious living room with SAT TV, music system, I-pod docking station and exit to the terrace; bright dining area with exit to the terrace. Laundry room with washing machine and dryer.

Part 2 of the villa- Ground floor: kitchen with refrigerator, oven, dishwasher, American coffee maker, toaster, microwave, teapot, kettle. Lounge with fire place, living area with exit to the terrace, studio with sitting area and laptop (wireless DSL Internet access).

Separate barn- Ground floor- open space with living room and kitchen with dishwasher, oven, refrigerator. Basement- Dining room for large parties, the room can be also used for yoga classes.

Bedrooms and bathrooms

There are 5 double bedrooms and 1 twin bedroom in the villa, and 5 bathrooms (one with tub and shower, 2 with tub, 2 with shower). The barn has 1 double bedroom and 1 shower room.

Part 1 of the villa- Master bedroom with exit to the terrace, bathroom (shower and tub).

Part 2 of the villa- Ground Floor: 4 double bedrooms, 3 bathrooms. First floor- (accessed via steep and narrow wooden staircase) twin bedded room and bathroom with shower.

Separate barn- Ground floor- Double Bedroom. Basement- Bathroom with shower.

There is air conditioning in all bedrooms and is included in the rental fee.

Outside Space

Several terraces and patios with outdoor barbecue, outside dining, pizza oven. Very well kept garden. 12 metres x 6 metres private swimming pool. Views onto the Tuscan landscape. Very private location. Parking lot.

Closest Village- Panzano in Chianti 2kms. Other Distances- Greve in Chianti 8 km, Florence 33 km, Siena 60 min, Airport Florence 1 hour.

Payable locally- Heating, telephone, extra maid service at Euro 15 per hour ( Min 3 hours), cooking service. The housekeeper of the villa will be happy to provide a foodpack for you upon arrival, the price will be the hourly cost of the maid to do the shopping, plus the receipt for the groceries. Please advise us of the list of groceries you would like to have when you arrive.

The breakage deposit for this property is 400 Euro which must be paid to the villa owner upon arrival in cash.

There is a local tourist tax for villas in the district of Panzano and Greve, the cost is 2.00 Euro per person per night for a maximum of 7 nights and it is payable locally, the charge is applicable to all guests aged 14 years and over. .
