Ground floor - Entrance, living area with 2 comfy sofas, fireplace, Satellite TV, DVD player, Stereo system, WIFI, and doors to terrace.

2 steps down to dining area with further Satellite TV and doors to terrace.

4 steps down to kitchen with electric oven & gas hob, microwave, dishwasher, breakfasting area and door to terrace, 1 full shower room.

Exterior access to utility room with washing machine and tumble drier.

Bedrooms and Bathrooms

Ground Floor - 1 step down to a room with a convertible sofa bed (suitable for 2 persons), adjacent full shower room.

First floor – half way up the staircase, 1 double bedroom, adjacent full shower room. Continuing up to the top of the staircase, 1 further double bedroom with en-suite full bathroom. Continuing along the corridor to 1 further double bedroom with en-suite full bathroom (and separate shower cubicle). Note – this bedroom can also be accessed via a separate staircase on the other side of the property.

Outside Space

Doors lead out from the living, dining & kitchen areas to a covered terrace, the perfect spot to enjoy sundowners and dine alfresco while taking in the beautiful backdrop of the village, and the church of San Jacopo, as well as the surrounding hills of Pisa, Livorno and valley of Bientina below.

Steps lead down to the rectangular swimming pool, which is located on the lower level, is set in an open terrace surround enclosed by horizontal balustrade railings, and is a lovely spot for sunbathing. Garden area, laid to lawn with trees and shrubs. Barbecue for alfresco dining.

Note – The owners live in a villa nearby, completely separate and with independent access, and are always on hand for any questions or assistance required.

The first cot and highchair are available on request, provided free of charge. Any further cots and highchairs, are available on request, at a supplementary charge.

The villa will be cleaned and fully prepared for arrival. There will be a light clean and change of bed linen & towels after 7 days.

There is a mandatory final cleaning charge of €200 payable locally.

Electricity is included in the rental cost, Air-conditioning in the bedrooms included, this comes under the electricity included.

Central heating throughout, available on request for early or late season lets, at a supplementary charge of €7/m3.

Regarding the above charges, please note they may change in view of the energy situation & possible price fluctuations.

The swimming pool is open from 01/05/2025 to 01/10/2025.

Note - Tourist tax is not included in the villa rental rate and the villa may be subject to this. Tourist tax varies per area and will be advised by the villa owner & local agent on arrival & check-in at the villa accordingly, this charge is applicable to all guests aged 14 years and over.
