Set in the countryside in a small hamlet of properties, and formerly an old straw barn, Meriggio Barn has been loving renovated by its owners to offer spacious and comfortable accommodation on two levels, with a beautiful swimming pool and garden. The furnishings are classic in style, typically Tuscan, and blend perfectly with the terracotta tiled floors and wooden beamed ceilings. The materials used, as well as the fixtures and fittings, have been chosen with care and to be in complete harmony with the beautiful setting Meriggio Barn affords. Meriggio Barn is well-located for Lucca, as well as day trips out to Pisa and Florence.

Living Areas

Entrance and 3 steps down to;

Ground floor – Living/dining area with 3 comfy sofas, Satellite TV, DVD player and WIFI, archway to “country” kitchen with electric oven & gas hob, microwave, dishwasher and breakfast table & chairs, 1 cloakroom.

Exterior access to terrace with washing machine.

Bedrooms and Bathrooms

First floor – 1 double bedroom with air-conditioning and en-suite full bathroom, 1 further double bedroom with air-conditioning and en-suite full shower room, 1 twin bedroom with air-conditioning (suitable for children only), 1 full bathroom.

Outside Space

At the front, there is a covered terrace with table and chairs, and a barbecue and pizza oven for outdoor dining.

A pathway of steps leads down to the salt-water swimming pool, which is set in a lovely garden laid to lawn with trees and flowering shrubs, and surrounded by the rolling countryside, olive groves and vineyards.

Other Items

The first cot and highchair are available on request, provided free of charge. Any further cots and highchairs, are available on request, at a supplementary charge.

The villa will be cleaned and fully prepared for arrival. There will be a light clean and change of bed linen & towels after 7 days.

Final cleaning charge of 200 euros at the end of the stay.

Electricity, upon consumption, charge of 0.70 euros/kwh usage.

Air-conditioning in the living area & bedrooms, at a supplementary charge (note - this comes under electricity usage, charge of 0.70 euros/kwh usage).

Central heating throughout, available on request for early or late season lets, at a supplementary charge of €7 per m3.

Regarding the above charges, please note they may change in view of the energy situation & possible price fluctuations.

The swimming pool is open from the beginning of May (01/5/2025) until the beginning of October (01/10/2025).

Tourist tax is not included in the villa rental rate and the villa may be subject to this. Tourist tax varies per area and will be advised by the villa owner & local agent on arrival & check-in at the villa accordingly, this charge is applicable to all guests aged 14 years and over.
