Located in a lesser known part of Tuscany, undiscovered by most visitors, the villa, on the outskirts of the medieval village of Montelopio, is idyllically located in a beautiful, lush and varied landscape dotted with olive groves, vines, fields of wheat and sunflowers. Situated where the provinces of Pisa, Siena and Florence meet, the Villa is also just a short distance from the well preserved historical towns of San Gimignano and Volterra.
The village of Montelopio, about 1 km from the Villa, boasts an ancient history. The Etruscans, Longobards, the seafaring Republic of Pisa, the Templars and the noble families of the Grand Duchy of Tuscany have all left their traces as they passed through or settled, attracted by this “prosperous hill”.
The villa is a traditional 1800 Tuscan farmhouse converted with great attention to detail by the owners. The original features such as the terracotta flooring, chestnut wooden beams and stone walls enhance the modern restoration to provide a comfortable environment. Sleeping 8 persons (or up to 11 with the use of extra beds) the villa is suitable large families, groups of friends, or anyone who wants to combine exploring the art cities with quiet days lounging by the pool
The interior space of the property is approximately 300 square metres. There is a central sound system with concealed speakers in every room, under-floor central heating and air conditioning throughout (local charges apply)- which can be adjusted as required in every room The ground floor consists of the kitchen with appliances including an oven, big refrigerator, dish washer, coffee maker, toaster and washing machine; living room with sofas, armchairs, telephone, satellite TV, DVD player, wi-fi internet ; bathroom equipped for disabled; double bedroom with satellite TV and en suite bathroom with shower.
A stone and wrought iron staircase leads to the first floor where you will find two twin rooms (which can be transformed into triples with extra beds), one double bedroom (a single bed can also be added to this room) each with an en suite bathroom with shower, open fireplace and satellite TV.
A spiral staircase leads to the “dovecote”, a tower converted into a comfortable lounge offering a 360° panoramic view of the surrounding hilly landscape.
The terrace near to the kitchen and living room has a wrought iron pergola for outside dining, small rustic style hut open on 3 sides equipped for preparing meals on the barbecue or to simply relax.
The swimming Pool with steps leading into the pool and a hydro-massage zone measures approximately 15 metres x 5 metres swimming pool depths from 40cms to 1.50metres. At one side of the pool there is a small waterfall where the water is only 40 cm deep and therefore ideal for children. Beautiful views onto the lush countryside. The closest village to the villa Montelopio (1 km), followed by Fabbrica di Peccioli (5 km).

The railway station (Pontedera) is 20 kms; Pisa airport 45 km; Florence airport 73 km.
In addition to the stunning scenery and the tranquil, relaxing environment that the Tuscany region affords, there is also plenty to do with your family and friends! Practice your Italian cooking, wine tastings in the fabulous Chianti vineyards, walking in the beautiful hills and countryside, swimming in your private pool, bicycle rides, tennis, golf, visits to the beautiful local villages, and not forgetting trips to the magnificent cities of Florence and Siena, both of which are steeped in history and tradition.

The housekeeper of the villa will be happy to provide a foodpack for you upon arrival, the price will be the hourly cost of the maid to do the shopping, plus the receipt for the groceries. Please advise us of the list of groceries you would like to have when you arrive.
Pets are allowed upon request for €50 per week.

One of the great holiday experiences when staying at a villa in Tuscany is to have a private dinner cooked for you by a professional Italian cook. It has to be said that Italian home cooking really is second to none, with the use of tasty seasonal and local ingredients and complimented by a glass (or two!) of the fine local Chianti wines. You can spend many a fine evening relaxing at your villa with your family and friends, enjoying the excellent food and the stunning scenery long into the Summer evenings.

Prices quoted are per villa per week. Please note where your holiday dates cross multiple price bands the total holiday price is calculated per day per price band.
The rates quoted for 2025 bookings are based on 2024 rates and are subject to final confirmation around Oct / Nov 2024 (but could be later) when contracts are signed.
