Built into the green and hilly landscape of Tuscany, Villa Tomeoni is just a 20 minutes’ drive away from the stunning coast of Versilia.

An exclusive residence that can comfortably accommodate up to 8 adults and 2 children, it is of a modern design with top-notch facilities and amenities (having also featured in Vogue Italia magazine and being described as a "villa with a minimal style, respecting materials, and with original style").

As you step onto the steep, uphill private road, surrounded by ancient olive trees, you'll find yourself in the courtyard of a 16th-century farmhouse, restored with great respect for its history and furnished with impeccable taste.

Inside, you'll be greeted by ceilings reaching up to 4 metres high, a palette of natural tones, artworks, and designer objects, as well as natural materials that create a warm and welcoming atmosphere.

The bedrooms are a true haven of comfort, with 3 bedrooms with king-size beds, 1 bedroom with a double bed and 1 bedroom room with 2 single beds. Each bedroom features a modern private bathroom/shower room, with walls adorned with beautiful tiles, and a walk-in shower or a designer

Despite its impressive size from the outside, the atmosphere inside Villa Tomeoni is intimate and familiar, a home that welcomes, relaxes, and opens to the surrounding greenery: the garden and the pool seamlessly blend with the house, and everyone will find their favourite spot, whether it's the living room with original fireplace, the library, the study, or the exterior with the wonderful natural stone swimming pool, comfortable sun-bathing and seating areas, the lush gardens, with olive and ancient trees or the panoramic views from the terraces.

Living Areas

Villa Tomeoni is spread over three levels.

On the ground floor - The entrance opens onto to the large living room with comfortable L-shaped sofa & 2 easy chairs, Satellite TV, WIFI and doors to terrace, dining room and doors to terrace, a study and a fully equipped kitchen with two cooking areas – gas hob/cooker, microwave & dishwasher, utility room with washing machine.

On the lower ground floor – accessed by 19 steps – is a multipurpose room equipped with a ping pong table.

Bedrooms and Bathrooms

Villa Tomeoni is spread over three levels.

On the ground floor – 1 shower room.

On the first floor – accessed by 23 steps – is the sleeping area. This consists of 5 bedrooms, 2 with king-size beds and en-suite shower rooms, 1 with a king-size bed and en-suite bathroom & shower fitment, a bedroom with 2 single beds, which can be joined if required, and en-suite shower room and 1 double bedroom and en-suite bathroom & shower fitment.

Outside Areas

The estate of Villa Tomeoni extends over 7 hectares, with typical Mediterranean vegetation. Olive trees dominate, but many other plants and shrubs can be found.

Although the land is extensive, only some terraces are usable – one of them hosts the wonderful swimming pool, another a bocce court and another a small vegetable garden, available to guests.

There is a comfortable covered wooden patio for outdoor dinners and lunches close to the pool and a barbecue to complete the alfresco dining experience too.

Distances

Access - 500m of uphill road, with steep curves, completely paved. More suitable for cars with high clearance. Caution is advised in rainy weather. Ample parking space is available, accommodating up to five cars with ease.

- Camaiore 1.9 km with shops, bars, cafes & restaurants.

- Beaches: Lido di Camaiore 10 km and Viareggio & Versilian beaches: 10 km.

- Forte dei Marmi 18 km.

Other Items

The first cot and highchair are available on request, provided free of charge. Any further cots and highchairs are available on request, at a supplementary charge.

The villa will be cleaned and fully prepared for arrival. There will be a change of bed linen & towels after 7 days.

No final cleaning charge.

Air-conditioning throughout.

The swimming pool is open from 01/05/2025 – 01/10/2025.

Note - Tourist tax is not included in the villa rental rate and the villa may be subject to this. Tourist tax varies per area and will be advised by the villa owner & local agent on arrival & check-in at the villa accordingly, this charge is applicable to all guests aged 12 years and over.
