Villa Iris is located in Establiments, a charming semi-urban development set between the island’s capital, Palma, and the beautiful Tramuntana Mountains.

Behind its honey-toned facade, there are 12 bedrooms, all with en-suites, distributed over three levels, an ideal property for large groups or several families wishing to holiday together and looking for space and independence in the layout of their accommodation.

Inside, decor is smart and modern, each space has been thoughtfully crafted with handpicked furniture and modern elements, creating a versatile and spacious atmosphere, and with comfortable living/dining & kitchen areas, and with 12 bedrooms, all with en-suites, you’ll have everything you’ll need for a comfortable and memorable holiday.

The lower ground floor serves as an entertainment hub, featuring a semi-circle bar, lounging area, and a separate gym with state-of-the-art equipment for active or relaxed workouts. There is also find a massage room, professional bike maintenance facilities for cycling enthusiasts!

Sat at the heart of the property is a big sun-filled terrace, an L-shaped salt-water swimming pool and views over the scenic countryside.

While you won’t find a huge amount within strolling distance, jump in the car and some of the island highlights are within a short drive. With its wealth of history to explore, the beautiful city of Palma is just 10 minutes by road. If you fancy sand between your toes, some of the best south-coast beaches and resorts are 15-20 minutes away. The same distance in the other direction and there are numerous hiking trails and quaint mountain villages.

Villa Iris has the feel of a boutique hotel and is great for large groups or families or cycling groups.

Living Areas

Lower Ground Floor - Large room with seating area, bar & stools, Satellite TV, dishwasher, fridge and toilet. Fitness area with treadmill from Nueva Sole, 2 exercise bikes from Keiser, one elliptical from Keiser, 2 adjustable weight stands, weight set, Pilates ball, lumbar support and 2 mats.

Bicycle workshop area with professional tools and map with the routes of Mallorca. 12 Professional bikes supports.

Ground Floor -Dining room with large wood table for up to 14 people with view over the Serra de Tramuntana and outdoor pool area. Fully equipped open kitchen with 3 fridges, ceramic hob & oven, 2 dishwashers, 2 coffee machines, 2 microwaves, professional toaster, kettle and all kitchen utensils.

There is a laundry room with several washing machines, tumble dryers and a large folding/ ironing table.

Bedrooms and bathrooms

12 bedrooms (8 @ 1.40cm x 200cm and 4 @ 1.60cm x 200cm), 12 bathrooms/shower rooms (4 with a vintage style bathtub next to the bed).

All bedrooms have the same amenities : hair dryer, Smart TV with satellite connection, Netflix, wardrobe, safe, air conditioning and heating unit, towels and sheets.

Outside Space

You’ll likely be spending most of your time relaxing by the L-shaped saltwater swimming pool, where you can take a dip before seeking shade under a teakwood gazebo or Bali bed. There is a chill-out zone here with sofas and a small bar where you can sip cocktails. There’s a gas barbecue and two fridges poolside too.

With countryside tranquillity and picturesque views over the mountains, Establiments is a residential neighbourhood close to the city of Palma.

• 1.5 kms from the Eroski supermarket and 3 kms from Carrefour supermarket.

• 1.8 kms from Secar de la Real where you will find a pharmacy, ATM, bakery, butcher shop, bars, hair saloon and restaurants.

• 250 m from the restaurant Es Moli d’es Comte.

• 6 kms from the Son Vida Golf course.

• 9 kms from Playa Major beach.

Cot and highchair are available on request and are included free of charge.

Maid service is on arrival day and all bedrooms & bathrooms/shower rooms will be fully prepared. Linen & towel change on a Saturday. End of stay cleaning.

Balearics Tourism License – ETV/14099

There is a local tourist tax called ECO TAX for all visitors to the Balearic Islands, the cost is 2 Euros per person per night for persons 16 years and over for the first 8 nights, after which the rate reduces to 1 euro per night. This tax is payable by the visitor, however it is collected by Sun-hat Villas & Resorts on the final accommodation invoice and passed by our local agents to the Balearics Government.
